Who can buy a landed home in Singapore?

Singapore citizens can buy most landed properties without restriction. Singapore permanent residents must obtain approval from the Singapore Land Authority to purchase landed residential property, and foreigners are generally restricted from buying landed homes except in Sentosa Cove. Restricted properties include vacant residential land, terrace, semi-detached and detached houses, and bungalows in Good Class Bungalow Areas.

What is a Good Class Bungalow (GCB)?

A Good Class Bungalow is Singapore's most prestigious landed housing category. GCBs must sit on a minimum plot size of 1,400 square metres and are located within one of 39 gazetted GCB Areas. They are subject to strict planning guidelines on coverage, height and setback, which helps preserve their low-rise, exclusive character.

How does Additional Buyer's Stamp Duty affect landed home purchases?

ABSD rates apply to landed homes in the same way as other residential property. Rates depend on the buyer's residency status and number of properties owned. Rates and rules are set by the Inland Revenue Authority of Singapore and change from time to time; Karen helps buyers calculate the latest liability before they commit.

Should I buy a landed home for redevelopment or for move-in condition?

It depends on your budget, timeline and appetite for construction. A move-in home offers certainty and faster occupancy.
